When is rent due, and is there a grace period?+
Rent is due on the 1st of each month per your lease. A standard five-day grace period applies — late fees begin on the 6th. The late fee amount is specified in your lease (typically 4% of the monthly rent under the Florida Realtors standard form). Paying via Zelle ensures your payment posts the same day.
What if I can't pay rent on time this month?+
Contact us before the 1st. We work with residents in good standing on short-term arrangements far more often than people expect. Communication earns flexibility; silence does not. Under Florida Statute §83.56(3), if rent goes unpaid for three business days after written demand, the landlord may begin eviction proceedings — so reaching out early matters.
How quickly will maintenance respond to my request?+
Emergencies — water leaks, gas, no heat in winter, no AC in extreme heat, electrical hazards, or anything affecting safety — are responded to within four hours. Routine requests are typically scheduled within 48 hours. Florida law (§83.51) requires landlords to maintain plumbing, structural components, locks, smoke detectors, and meet all applicable housing codes.
What maintenance am I responsible for as a tenant?+
Under Florida Statute §83.52, tenants must keep the unit clean and sanitary, remove garbage properly, operate plumbing and appliances reasonably, avoid damaging the premises, and refrain from disturbing neighbors. Your lease may also specify lawn care, pest control, or pool maintenance as tenant responsibilities — refer to Section 10 of your lease for the exact breakdown.
Can I pay rent through other methods besides Zelle?+
Yes — we accept ACH transfer, cashier's check, and money order. However, Zelle is our preferred method because it's instant, fee-free, secure, and creates a clear record on both sides. Personal checks are accepted but slow; under §68.065, returned-check fees apply if a check bounces.
When will I get my security deposit back after move-out?+
Florida Statute §83.49(3) requires landlords to either return your deposit within 15 days of move-out, or send written notice of intent to impose a claim within 30 days. If a claim is made, you have 15 days to object in writing. We aim to be well inside those windows. Make sure to provide your forwarding address at move-out so the notice reaches you.
What's the pet and smoking policy?+
Pets are not permitted unless specifically authorized in your lease and a pet deposit has been paid. If pets are allowed, the number, type, breed, and weight will be listed in Section 7 of your lease. Smoking is not permitted on the premises unless explicitly checked in your lease.
How much notice do you give before entering the unit?+
Per Florida Statute §83.53, we provide at least 12 hours' notice before entering for non-emergency repairs or inspections, and only between 7:30 AM and 8:00 PM. The exceptions are emergencies (water leaks, fire, etc.) or for the protection of the property — in which case immediate entry is permitted. We do not abuse this right.
Do I need renter's insurance?+
Your lease (Section 18) recommends you carry both personal property insurance and liability insurance. Our policy covers the building structure; your belongings are not covered by us. Renter's insurance typically costs $10–20 per month and protects against theft, fire, water damage, and liability claims. It's a small expense for significant peace of mind.
I'm an active-duty servicemember — what are my rights?+
Under Florida Statute §83.682, active-duty servicemembers can terminate a lease with 30 days' written notice in circumstances including permanent change of station orders (35+ miles), discharge or release from active duty, mandatory move into government quarters, or temporary duty orders exceeding 60 days. Provide a copy of your military orders or written verification from your commanding officer with the notice.
How do I start the lease renewal process?+
We reach out approximately 60 days before your lease ends, but you're welcome to start the conversation any time. Florida law caps single-family leases at one year, so a renewal is a new written lease — not an automatic extension. Residents in good standing typically receive favorable renewal terms.
What's the move-out process?+
Give us at least 7 days' written notice before vacating, along with your forwarding address (Florida Statute §83.49(5)). Return all keys, garage openers, and HOA access devices to the address on your lease. We'll conduct a move-out inspection, document the unit's condition, and follow the 15/30-day deposit timeline noted above.
